Selling a Baltimore Home From Out of Town

You don't have to be here. We help manage the prep, the vendors, and the plan.

You don't have to be here

Selling a home from a distance can feel like handing off control. You don't have to be here. We help manage the prep and the vendors, and for sellers who need it, we can manage the entire process, even when you aren't local.

Sellers who live out of state, or who are overseas, can sell with us without flying back.

Who this is for

Many of the owners I work with have moved away for work, family, or the military. Some lived in the house years ago and have managed it from far away ever since. I've helped out-of-town and out-of-state sellers.

In every case, we worked together on a plan to get the house ready for the market.

Step one: getting in

The first step is getting into the house. If tenants live there, they can let us in. If the house is vacant, there may be a key in a lockbox, or a neighbor or relative who has one.

Then an assessment and a plan

Once we're inside, we look at what needs to be done: whether the house has to be cleared out and cleaned, or needs repairs. We talk through that assessment with you, and we decide what happens next.

We have contractors who can handle every part of it: clearing out, cleaning, repairs, and staging. Once the house is prepared, the marketing begins. It follows the same four stages we use for every sale. See how each stage works.

How you stay in the loop

We keep you informed, usually by phone, so you always know what's happening. We can send pictures or video of the work as it's done.

You approve any repair work and quotes before it moves forward, so we're on the same page. Once your home is on the market, you'll get an update from us every week with showing activity, feedback from buyers' agents, and what we recommend next.

Signing and settlement from where you are

If you can't be here, we can make arrangements for you to sign remotely from where you are. We do that through the title company. We'll explain your options once we know what fits your situation best.

If something goes wrong

That's when a network of contractors matters most. I once had a seller out of the country when a pipe burst in her basement. I had a contractor there right away, and everything was repaired before settlement. Read how that played out.

Let's make a plan

If you own a home in Baltimore and can't be here, tell me where things stand. We'll start with getting in and an assessment, and build the plan from there. Tell me about your home.
