The method

Your Home, Launched. Not Just Listed.

Prepared before it's seen, priced from real data, and launched to buyers on social media and through their agents. How Eric Figurelle sells Baltimore homes.

The short version

Most homes get listed. Photos go up, the listing hits the MLS, and everyone waits to see who calls.

We don't sell homes that way. After 25 years in Baltimore real estate, I've learned that how a home is prepared, priced, and introduced shapes how the whole sale goes. So every home we sell goes through four stages, in order:

  • Equity. A price built from what's actually selling, and from what we see when we walk through your home.
  • Presentation. Your home prepared, photographed, and filmed so it shows at its best from the first click.
  • Impact. Buyers and their agents know your home is coming before it goes active, and it reaches people who weren't searching yet.
  • Campaign. A launch plan that carries through showings, offers, and all the way to settlement.

You'll always know what's happening, what comes next, and how each decision affects your outcome. Clarity leads to confidence, and a confident seller makes better decisions.

If you already know you want to talk it through, tell me about your home. If you'd like to see how each stage works first, keep reading.

Equity: a price built from real data and a real walk-through

"I don't want to leave money on the table." Almost every seller tells me some version of that, and it's the right worry. Price is the one decision that shapes everything after it: how many buyers look, how fast offers come, and how much negotiating room you keep.

Pricing starts with a full market analysis. We look at three groups of homes near yours:

  • Active listings. Your competition today. These are the homes a buyer will compare yours against this weekend.
  • Homes under contract. The most current signal of what buyers are willing to pay right now.
  • Recently sold homes. What the appraiser will lean on when your buyer's lender orders an appraisal.

Then we walk through your home. Automated estimates can't see a renovated kitchen, a roof that needs work, a rooftop deck, or a basement that takes on water. We can, and that walk-through changes the number. In a rowhome neighborhood like Federal Hill, where no two blocks are exactly alike, it can change the number a lot.

You'll see every comparable we used and why. Then we choose a price strategy together, knowing the tradeoffs. We're not here to push decisions. We're here to help you make the right ones.

Curious where your home stands today? Start with what your home is worth.

Presentation: your home ready before anyone sees it

"What do we have to do to get the house on the market?" That question is really three questions: what work needs to be done, what happens next, and how soon can this happen. Presentation answers all three.

We help manage the prep. We bring in the contractors and vendors I've worked with for years, get the quotes, and oversee the work. For sellers who need it, we can manage the entire process, even when you aren't local. That's why sellers who live out of state, or who are overseas, can sell with us without flying back.

That network matters most when something goes wrong. I once had a seller under contract who was out of the country when a pipe burst in her basement. A neighbor heard the water, found my name on the sign, and called me. I had a contractor there right away, kept the buyer informed with the remediation plan, and had everything repaired before settlement. My seller never had to leave the country.

Every listing gets staging guidance, so each room shows the way buyers want to see it. Then comes professional photography and floor plans, and on almost every listing, video and drone, so buyers see the home, the block, and the neighborhood before they ever visit.

Early in my career, a seller was so eager to list that we skipped the prep. The house sat for weeks. We pulled it, did a reasonable amount of work, relaunched, and had an offer quickly. I haven't let a seller skip this step since, because it costs them in the end.

Impact: buyers know about your home before it goes live

Here's where your home stops waiting to be found.

It starts before launch day. Your home goes into Bright MLS as "Coming Soon" first, so agents across the region see it's on the way and the ones with buyers can plan showings for launch day. We also preview it directly to agents who have buyers, because the right buyer is often already working with someone.

Then we take the launch beyond the MLS. Your video walkthrough goes on social media, with paid advertising behind it through the first two weeks, so your home gets in front of people who weren't scrolling listings that day: renters ready to buy, owners thinking about moving up, and buyers relocating to Baltimore.

Your home also gets its own property page, with the photos, video, floor plans, and details in one place, easy to share. Open houses and our own contact lists round it out when they fit your home.

The goal of all of it is simple: more of the right buyers seeing your home in its first two weeks, when interest peaks.

Campaign: a plan from Coming Soon to settlement

We don't list and wait. We launch, and then we manage every stage that follows.

Before launch. Prep is finished, the media is shot, your property page is built, and the Coming Soon period is building interest with agents.

Launch week. Your home goes active, the video and ads go out, and open houses are on the calendar. This is the week everything before it was built for.

While it's on the market. You'll get an update from us every week with the showing activity, the feedback from buyers' agents, and what we recommend next. If something in the feedback points to a change, you'll hear it from us along with the reason.

When offers come in. We review every offer together, and we look at more than price. Financing, contingencies, settlement date, and how likely a buyer is to reach the closing table all matter. We'll lay out how each one compares so you can choose with confidence.

Under contract to settlement. Signing a contract is not the finish line. We manage the deadlines, the inspection and any repair negotiation, the appraisal, and the steps that lead to settlement, and we keep you informed at each one. If you're selling from out of town, we handle the steps that would otherwise need you here.

Selling one home while buying another? Here's how we coordinate both. Selling from out of state? See how that works.

Frequently Asked Questions

Do I have to live in Baltimore to sell my home with you?

No. We help manage the prep, contractors, and vendors, and when you need it we can handle the whole process, including the steps that would normally need you here. I have sold homes for owners living out of state and out of the country.

How do you decide on a list price?

We compare your home with active listings, homes under contract, and recent sales nearby, then adjust for what we see on a walk-through of your home. You see every comparable we used, and we choose the price strategy together.

What does Coming Soon mean in Bright MLS?

It lets agents see your home is on the way before it goes active, so agents with buyers can plan showings for launch day.

How will I know what's happening once my home is on the market?

You get an update from us every week with showing activity, feedback from buyers' agents, and what we recommend next.
